Frequently asked questions

What people who buy, sell or rent in Valladolid ask us most.

How much does your service cost if I want to buy?

For buyers, our service is free. We look for options within your budget, arrange the visits, support you in the negotiation and see you through to closing, with partner notaries and lawyers. Every property goes through a thorough legal review before it is listed, so you can buy with confidence. See the properties for sale.

Can foreigners buy in Valladolid?

Yes. Valladolid is outside the restricted zone (the 50 km strip along the coast), so a foreigner can buy in their own name, with a public deed before a notary and a permit from the Ministry of Foreign Affairs (SRE). We guide you through the whole process, in English or Spanish, at no cost to you as a buyer.

Do you also handle rentals?

Yes. We have houses, offices and other spaces for rent in Valladolid. See the properties for rent or message us and we’ll show you what’s available.

How can I list my property with you?

Let’s talk about your property. Message us on WhatsApp or call us, tell us about it and we’ll review your case together: its paperwork, how to market it and which buyer to look for. If at some point you need a formal appraisal, we’ll put you in touch with professional appraisers we work with; it is a paid service.

What do you charge to sell my property?

The commission is paid by the seller and depends on the type of property and the service you need. We agree on it in writing before we start marketing it, with no surprises. Tell us about your property and we’ll explain the terms.

What documents do I need to sell?

The basics: the property deed (escritura), a valid official ID, CURP, RFC and up-to-date property tax (predial) and water receipts. If the property comes from an inheritance, is in several people’s names or is ejido land, we’ll review together what’s missing before marketing it.

Do you manage properties?

Yes. We collect the rent, coordinate maintenance, pay the utilities and do inspections, with tenant support seven days a week, even if you live far away.

Can I see a property remotely?

Yes. We can do a video-call tour and send you photos and video so you can get to know the property without traveling.
